Does this apply to you?
It depends on your **gross** income – that’s your total turnover or rent before you take a single expense off. Not your profit. This trips up a lot of people: a landlord with £52,000 of rent and £38,000 of profit is in scope, even though the profit is well under the threshold.
Over £50,000
Based on your 2024/25 return. You’re in MTD from 6 April 2026 – your first quarterly update is due 7 August 2026.
Over £30,000
Based on your 2025/26 return. You join from 6 April 2027.
Over £20,000
Based on your 2026/27 return. You join from 6 April 2028 – which means almost every landlord and sole trader is eventually in scope.
WHAT CHANGES
Four updates a year instead of one return
Instead of one Self Assessment in January, HMRC now wants a summary of your income and expenses every three months, followed by a Final Declaration at the end of the year. The deadlines are fixed and they don’t move.

Then a Final Declaration by 31 January, which replaces your old tax return. For the first year there’s no penalty for a late quarterly update – but late Final Declarations and late payments carry full penalties from day one.

Before you ask
How do I know if MTD applies to me?
It’s based on your gross income – total turnover or rent before expenses, not profit. If that figure was over £50,000 on your 2024/25 return, you’re in from 6 April 2026. HMRC should have written to you, but it’s your responsibility to check either way. If you’re not sure, ask us and we’ll tell you straight.
Do I have to buy software?
Not with us. The software is ours and it’s included in the fee. You carry on keeping your records however you already do – spreadsheet, app, or a folder of receipts and send them over each quarter.
What happens if I miss a quarterly deadline?
For the 2026/27 tax year there’s a soft landing – no penalty points for late quarterly updates. From 2027/28 onwards, each missed deadline earns a point, and four points means a £200 fine. Late Final Declarations and late payments carry full penalties from day one, with no grace period.
I've always done my own tax return. Is this really necessary?
If you’re over the threshold, it’s a legal requirement – you can’t opt out. The honest answer is that four quarterly submissions plus a Final Declaration is a lot more admin than one annual return, which is exactly why most people in scope hand it over.
What do you actually need from me?
Your records for the quarter – bank statements, invoices, receipts, whatever you’ve got. We do the bookkeeping and file the update. That’s it.
My income is under £50,000 — am I safe?
For now. The threshold drops to £30,000 in April 2027 and £20,000 in April 2028, which brings almost every landlord and sole trader into scope eventually. Worth knowing when your turn comes.
